An EICR (Electrical Installation Condition Report) is the formal document produced following a full inspection and test of your property's fixed electrical installation. It covers the consumer unit, all circuits, earthing and bonding, wiring condition and all fixed electrical fittings throughout the property.
The certificate records every observation found during the inspection and assigns each one a code — C1 (danger present), C2 (potentially dangerous), C3 (improvement recommended) or FI (further investigation required). The overall outcome is either Satisfactory or Unsatisfactory.
For landlords in England, a valid EICR certificate is a legal requirement under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020. The certificate must be renewed at least every five years.
